Do I need a permit for a back yard tool shed and a stand alone patio cover? these are far away from my house

Go to your local building or planning and zoning (varies by locale who regulates this) department websites (or call) - most have handouts available online about pavilions / canopies and such, decks, and sheds or other outbuildings.


Every locale is different, and you also need to check your subdivision Covenants (should be in your purchase paperwork package - usually attached to title insurance with the survey) and also any Homeowner's Association or Condo Association covenants for your area.


Generally - but only generally and may be very different in your area especially if gated or upscale community, pavilions and canopies and such which are NOT mounted to a building and are under 50-100SF generally are exempt unless they have a permanent foundation. Whether a pipe in the ground for the post(s) to slip into counts as a "permanent foundation" varies by area - in most areas not considered permanent foundation if guy ropes can be loosened and the posts lifted out of the pipes in the ground, as opposed to being permanently driven into the ground or concreted in.


Commonly, sheds and other outbuildings one story high (not over 10 feet in height generally) are commonly excepted (generally limited to one outbuilding per property) if less than 100 or 120SF in plan area (as viewed from top). In some locales it also makes a difference whether it sits on a permanent foundation or just on pavers or concrete blocks. In some areas (but not all) kid's playhouses are also exempt and/or are not counted as a yard structure against the limit of one per property.


Bear in mind there will also be limitations on how close the shed (and sometimes the cover/pergola/canopy) can be to property lines - commonly around 10-50 feet from street/sidewalk, and 5 or 10 feet from side and back property lines are common ranges.
