Sounds like either there is a leak in the flashing/caulk around the window, or the window itself leaks - maybe previous owner put the awning up because they could not track down the leak point.

You can find a LOT of previous questions about causes and cures of leakage at windows in the Home > Window and Door link under Browse Projects, at lower left. At least it sounds like your diagnosis is a little easier than some people - at least you are pretty certain the problem is a window/window flashing issue, rather than possibly including siding or roof leak as possible sources as is the case in many of the questions.
