If you click on the Home > Windows and Doors link right under your question, you will find several similar questions in the last month, with somewhat detailed answers on your issue, and explanation on what parts can commonly be replaced without removing the window from the wall, and which are part of the window frame and can only re replaced with removal (which commonly means a new unit is cheaper).

Look for the questions referring to window rot or sill or brickmold needing replacement.
