What is the best paint for the exterior of my house in Florida?

I want to have the exterior of my Florida house repainted. What paint will hold up the best?

There are many variables (environment, exposure, substrate, existing coatings etc.) that affect the appropriate coating to use. Assuming you will be painting a new surface (wood, stucco of fiber-cement), your house is not on the water or covered by trees, medium exposure with good grade and drainage and you have properly prepped and PRIMED; there are two different paint groups to choose from.

Group 1, a long favorite and still considered by many to be the best use 100% Acrylic latex as the binder. Examples are Porter PPG's "Acri-shield", SW's "Superpaint", Scott's "Ultra 420" among others. The key to look for are phrases like "premium" and "100% Acrylic".

Group 2 are the newer generation "super paints". These have labels with words like "modified acrylic", "self-priming" and "50 yr. or Lifetime guarantee". Porter PPG's "Permanizer" and SW's "Duration" are examples of these. They are good, but not as good as advertised.

Both types are formulated for an exterior environment and will contain mildewcides to inhibit the growth of mold and mildew.

Both are waterbased and both should perform well under normal conditions with proper prep/priming and application.
