Zillow is okay, best source if available is your local tax appraiser governemt website , search local government.

In my opinion, forget Zillow - I have seen listings on there that differ by 100% from recent sale price FOR THE SAME PROPERTY, and as much as 300% errors relative to general going rate in an area. I looked up my house for kicks, Zillow evidently thought it was worth the same as I paid for it about 30 years ago, instead of the roughly 3 times as much it is assessed for and really worth !


The comment about your local tax appraiser records is good, especially if they have an online search capability by block or neighborhood. Beware how they value though - some areas require reporting of sales prices so appraiser numbers are pretty accurate for houses that have moved recently, some like where I live it is standard to sell a house for $1 or $10 "and other valuable consideration" so the public records do NOT show the sale price - so the appraiser numbers can be pretty far off, especially for neighborhoods in the 15-30 year range where the areas has not really started deteriorating yet, and many homes have had significant improvements over what the appraiser's department records show. Also, in places like California where there is a limit or even porhibition on tax increases until a house changes hands, the valuation o the assessor records can be worthless on a specific home - if a couple has lived in a house for 60 years, say, the valuation could be off by an unbelievable amount. Ditto if there is a senior citizen or disabled veteran exemption on a specific property.


Your best bet - access your local MLS listings. In almost all areas they have to be web accessible by law (as a result of a major court case some years ago), so you can see all current listings as well as historic data on any house or area for free. Many areas accessible through realtor.com, others you have to google for the MLS Listing for your specific town or county.


If you are looking at moving, choose a buyer's realtor in the place you are moving to - they will be more than happy to start off the process by giving you area housing data and comps. If this is a large company paid move, they may well have a nationwide real estate firm on board to assist with employee moves, at a discount.


You can also see a lot of local area data on the Census Bureau website, broken down into zip codes or even smaller areas basically, showing mix of house types, average sales prices, population statistics, etc. Many towns and cities have that and more neighborhood data on their websites many times too.

There are only two real ways to get the value of your home, one is to call a local realtor to provide you with a CMA. Many Realtors will do this as well as discuss the current market conditions if they will have any future hope of a shot at the listing. You can also pay to have an appraisal done. Both of these methods will give you the most accurate estimate of value.
