Regarding the treatment cost of the termite activity, more information is needed. Are these drywood or subterranean termites? Has a professional pest control company looked at the damage/infestation and determined the type? It really makes a difference in this case as the treatments are completely different in approach and cost.
Based on the information you have provided, if it were to be drywood termites, treatment options vary based on size and scope of infestation.
It could be anywhere from a few hundred for a localized borate liquid or heat/electricity based treatment - followed by replacement of ALL areas of wood continuous with the damaged area. It could also require a complete structural fumigation or "tent fumigation" which could be a few thousand dollars. This would be the most thorough treatment, especially if the true size and scope of infestation cannot be determined due to construction and access - or if the house is being transferred from one person to another to reduce any liability from future issues related to this particular infestation..
