Depends on quality of construction, fanciness, foundation type, whether addition will have plumbing and/or HVAC additions, etc - but in that area I would expect probably a minimum of $150/SF for an addition, and commonly up to $200/SF in that part of the country.

Bathroom renovations typically run from the high $10,000's for a minor refurbishing (generally without replacing tub/shower) up into the $30,000 for a complete somewhat higher-end rehab with all new fixtures and flooring, to $50,000+ for high end and large baths - each.

You will almost certainly need plans from an Architect to get a building permit - and also for bidders to bid to and the selected builder to build to, so that is your starting point. An architect can also help you with cost estimates to determine what is in your budget range, and also to develop a project cost estimate to help determine if the Remodeling - General Contractor or Builder bids you get are realistic.
