How much should I expect to pay for having my 550 SF of wood floors buffed and have a recoat put on?

An apartment I am moving into has about 550 SF of hardwood floors. They need to be buffed and recoated.
1. How much should I expect to pay and
2. how long will it take before I can move in?

1. Are the floors real full thickness wood, hand layed and stained/finished in place?

The majority of 'hardwood' floors, installed in the last 20 years or so, are an engineered product and have a factory applied finish. This finsh is difficult and sometimes impossible to refinish. Each manufacturer has specific reccomendations for their product.


2. If, indeed, you have hardwood floors they can be polished if the finish is intact and restored in about a day. If the finish must be removed and reapplied you need to expect a full week even with this small amout of SF. Day one remove old finish, including edge sanding, make any repairs if necessary, and prepare for new finsh. Days 2, 3, 4, and 5 one coat of polyurethane daily with a 24 hour dry time between coats. Then minimum two days to cure and even then furniture should be placed very carefully with large pads underneath.


3. Price varies by region of country too much to estimate.
