How Much Does it Cost to Add a 2nd Gas meter to a multifamily home?

Its a 2 family home currently with 1 gas meter that is linked to a thermostat on the 1st floor that controls the entire house. It's 1 boiler. Looking to price splitting the gas line just to add a separate meter for the 2nd floor.

Usually, you can only put in another meter if the house is legally a multi-unit building. For instance, a duplex yes, a building rated as an "apartment building (each floor a separate apartment) yes, but an in-law apartment or garage apartment you are renting out - no in most areas.


In your case, you say one boiler - so the steam or hydronic heating loops would have to be broken apart to lead to two separate boilers - one for each unit. If each floor has its own heating loop easy to do, otherwise takes more tearing into the walls and ceilings to rerun piping. Also, your existing boiler (now serving only about half the area) will be grossly oversized for the load, which will reduce your energy efficiency somewhat most likely.


Then you need a second boiler with thermostat for the second floor - so in addition to probably $1000-2000 for the repiping and new meter (can vary widely by area, a few thousand for just the meter in some areas), you are also talking a good several thousand minimum to maybe $5000-7000 range for the new furnace and its exhaust stack (or equivalent cost for more efficient direct-vent unit), so this is a pretty major cost to go to independent heating. Plus you did not say anything about A/C - which if in a hot area might be as big or bigger contributor to the utility cost.


Course it can become a problem if you get an immigrant from Africa who want to set the thermostat to 90 degrees, but generally I would say estimating the upstairs share of utility cost and just charging that as part of the rent is a lot more economic solution - especially if this is not a permanent legal apartment situation.
