Depends a lot on part of the country (can be 3:1 difference or more between low-cost areas of Appalachia and the deep South versus eastern NY, Massachusetts, Frisco and Silicon Valley, etc. for same square footage - also about 2:1 differences locally between low-cost land, lower end mass produced homes and custom homes in higher priced areas of same square footage.


Can run (all without land) from under $70-80/SF for roughed-in unfinished house for homeowner interior finishing, around $100/SF for low end/low cost area, nationwide average about $140/SF, common owner directed new build (which is generally nicer and has a few more bells and whistles than subdivision homes) about $160-225/SF, and higher-end construction $200-300/SF - elite and multimillion dollar houses commonly run into the $300-500/SF range. Realize these are just gross ballpark ranges.
