What you charge should of course be in the competitive range for your area - but also has to cover YOUR costs and labor regardless - you need to be setting charges based on YOUR operating efficiency. I have seen 3-man cleaning crews take 4 hours to do a move-out or move-in cleaning and do a slipshod job - and I have also seen go-get-em motivated individual cleaners do it spotlessly in 3 hours. And of course, the existing condition matters a LOT - is the place normally maintained, or trashed ? Normal cost in our area for 3-4 bedroom house (about 1600-200SF house), NOT including deep cleaning or windows or carpet cleaning, around $175-250 - in an area towards the higher end for labor costs but not really high cost. Your place is larger and probably 4-5 bedroom with that footage, and probably 2-1/2-3 bathroom, so I would say more likely $250-300 range.
