How much to rebuild a den that used to be a patio but was never built up to code?

The area is 400 sq ft. When we bought the house we noticed an area that had previous water damage in the corner of the room. The roof of the den slopes slightly and as a result there is wood rot on the exterior eaves in the same corner where there used to be water damage. The room is slightly weird in that the windows are at belly level and we have to bend down to look out. There is also an antique iron fireplace against a faux brick wall on top of a slab of concrete. The walls are wood panels on plywood on the inside of the room and on the outside the walls are covered with wood siding. The rest of the house is stucco. We added a ceiling with insulation and wood floors before we realized the room was really not right and in need or remodeling or rebuilding. What are our options at this point in order to fix this?
