Is it worth converting to gas boiler vs. fixing oil boiler in selling a house

oil burner probably 10-20 yrs old and tank needs to be removed also. Quoted about 4500-5000 to convert to gas. Gas line in house already.

Of course, assumptions about the differnece in the cost of fuel oil and natural gas will play a significant role in your decision, but current trends definitely favor natural gas prices rising less rapidly that fuel oil, which would weight the decision in favor of converting to natural gas. Of course, one other consideration, especially if your fuel system is independently powered in the event of power outage, is the oil system might make you independent in a disaster, whereas almost all natural gas furnaces these days will not work without electricity.
