Need help deciding on Variable or two stage or single furnace for old home with no upstairs cool air returns.

Contractors have quoted variable or two stage for both the furnace and the air conditioner and I’m confused as they say that they may not make a difference with the multiple stages if I don’t have the cold air returns upstairs. This was only mentioned when I asked about it making a difference without the cold air returns. The house is about 3000 ft.² with the unfinished basement and it is 141 years old and has a very old gas furnace currently and no air conditioning. I am also told I need a tankless water heater since with the new furnace I would not be able to hook up a regular Gas water heater. Quotes are exceeding $17,000 and I do not know what to do. Can I get some advice on what I might need for my situation. I am in Ontario Canada and the products being quoted Our train and Lennox.
I often feel that contractors take advantage of the fact that I am a woman and I’m leery. Help please.
