Residential HVAC: 2000sf home. 950sf upstairs w/upper AC return air in upper hall ceiling, what size units neede

Since upper AC has only ceiling return air inlet vent it receives only heated, 75-80* return air from the downstair area room while lower AC unit receives ground floor 70* return air at the floor return, what sized units do i need? Note: Upstairs, 960sf, is three bedrooms. The doors w/brush door sweeps to prevent excess cool air loss are kept closed and rooms are vented to hallway near ceilings to allow hot air out. BUT the hallway ceiling return temp is usually about 78* and the bedroom outlet temps are not far below at 74-78*. Our attic is flat roof and unvented n temp's usually 140+. What da ya thin???
