Roof repair and Insurance company. What if I don't get all the work done?

I had the main house reroofed, but the patio office has a metal roof and the roofer says the parts are not available. The insurance company says they will pay out money on repairs, but sounds like not just for damage? I plan to look for another contractor to see if they have more luck finding the roof part for our patio office. If I can't find anyone who can do the work should I still get something from the insurance company as it is damaged? The roofer said that we might try to get the entire room replaced, but that seems excessive to me and we need the office for our business and cannot have it down for days. Any advice or suggestions would be appreciated.

IF can't find replacement material (presume this is a manufactured sunroom or such), then I would say have them modify the roof framing to take regular insulated metal roofing - or if the foam is sheet rigid foam might just be able to remove the roofing itself and put standing seam metal roofing over it.


If replacement sheeting (I presume) is not available, then the insurance company should pay for a total reroof on that office with a different material - prorated by age of roof if your policy is for depreciated rather than replacement valule.


Depends on company - some will pay a settlement amount (if you agree on it) and you do not have to get work done at all - but of course if it is not properly repaired then, they will never cover damaqge to that area again. Othears require proof the repair was done before they pay.


No reason to get room replaced - a good roofer should be able to come up with a redecking or framing modification that allows a standard roof product to be put on - in the extreme, building a whole new roof framing system that mounts on the room walls, with totally standard roofing construction above that.
