Water leak from the second floor to the first

Hi. Like others, our kids poured water out of the tub onto the bathroom floor. Water started dripping through the smoke alarm on the floor below, and there are water stains on the ceiling, specifically in the seam between two sheetrock panels.

Some questions:
1. Is there usually insulation in the subfloor between two floors (house details: 2015 construction; three-story townhouse; NJ)?
2. I have a professional coming to look at it. By the time he comes, it'll be two weeks post the incident. Is that too much time?
3. He wants to cut a 1' x 1' hole in the sheetrock so we can see the extent of the issue inside. Do you think this is the right course of action?
