When is the best time to make a home inspection after water damage?

Water damage came from the roof. water accumulated in the ceiling

I would say ideally three times during the repair process -

1) after all the damaged areas have been opened up, so you can see where the damage and wet areas are,

2) after the damaged areas have been repaired, dried out, and demolded,

3) after the remediation is complete, including drywall, painting or panelling, etc

If this is damage that occurred after a contract to purchase is signed but before closing, this could be cause for termination of the contract, so you have the right to demand right of multiple inspections of the repair process, through a contract amendment, in lieu of walking away from the contract on the basis of damage to the house that altered its condition after the contract was signed. Talk to your Realtor about doing an amendment.

The same person should do at least inspection 1 and 2, so he/she will know what damage there was and then inspect the repairs for completeness and adequacy; the third inspection could be by you for satisfation with how the repairs look from an aesthetic point of view.
