how do I find reviews of real estate agents serving sellers not buyers

Reoresenting a seller is quite different from representing a buyer! I need to narrow my search to find real estate agents helping sellers.

Real Estate Agents category will have all types of agents - it does not split out buyer's and seller's agents.

With the exception of owners agents who work exclusively for a limited specific number of property owners or developers (commonly for urban leases and rentals), and Renting Agencies, I have never heard of real estate agents only working one side of the street - essentially all represent both buyers and sellers, and of course try to push homes they are on the listing side of to buyers that come to them, so they can get the full commission without having to split it with a buyer's agent.

You want to look for an agent experienced in your area, with quite a few years of sales experience - check their sales statistics, and a good reputation and rating/reviews. You actually WANT an agent ( or at least real estate company) that handles both sides of the deal - not to only represent you, but also to try to bring in buyers to look at your property, plus if there is a possibility of them getting the whole commission without a split they will usually work harder for you.

Most people don't realize that, while a good seller's agent is critical to getting paperwork and closing handled in a timely fashion and to help protect you against the buyer scams out there, the BUYER'S agents are the ones you really need to get excited about the house, because they are the ones who are really in a position to influence the buyers who are bringing the money to the table - one of the reasons it is CRITICAL to have the house in excellent showing condition at the date of listing (not fix it up after listing), AND to get it on the Caravan of Realtors (or equal) the first week of listing.
