Depends on how much cleaning it needs, type of material, etc - but commonly $1/SF bottom end with little or no pre-washing, around $1.50-2.50 wash and good medium quality one-coat, more like $2.50-4/SF with very high-end paint or multicoat.

Since you have stains, will need more than minimal washing - probably TSP scrubbing for the stains, and maybe a primer before painting. If sap or crushed leaf stained, if those do not do it commonly mineral spirits (regular paint thinner) will.

Course, you could try a stained spot or two with Dawn dish soap or liquid laundry soap in water or TSP (which is stronger) and see if it comes off - might not need repainting at all if not significantly scratched through the paint coat, or maybe just scrub the stain then hand-touch up the scratches.

Professionally, obviously, the Search the List category would be Painting - Exterior.
