You will pay them a commission on all your sales - commonly the contract states they get commisison (commonly 15-30%) on ALL your sales regardless of whether booked through them, and commonly 6-12 month contract even if you don't need them for that long, as you delelop your business, so be sure to read the fine print if you go that way.
I am curious why you want to contact builders - they generally do not use cleaning companies much unless you are going to specialize in move-in/move-out and end of construction cleanings, in which case you best bet would probably be contacting individual Builders - Home and General Contractors individually. But except in a large city I can't see that would be much of your business because most contractors just use a laborer or two to do a post-construction cleaning UNLESS it is a spec house (built without any contract with a specific buyer) in which case they may hire a house cleaning form to do a top-to-bottom cleaning just before it goes on the market. Normally general business establishment cleaning or House Cleaning would be the bulk of a normal cleaning company's work, so advertising on Craigslist, getting a Google listing, local flyer ad papers, flyers to specific likely clients,, etc would be the normal way to get your namem out there.
Also Apartment builkding owners and apartment management companies - to do moveout cleanings where the renter left without doing it so the management has to get it cleaned before the next renting - though bear in mind those types of cleanings generally take more work than normal because those who leave without cleanign are commonly the messiest or left without cleaning because they felt the cleaning job would be too much work, so commonly needs deeper cleaning than normal moveout cleaning.
